Brownlee Dam on the Snake River, approximately 30 miles away, offers incredible scenery and miles of water for fishing and boating. The popular summer/winter mountain resort town of McCall, Idaho is about 60 miles north. The land is comprised of rich irrigated farm ground, sub-irrigated river bottom meadows and an unusually rich and diverse riparian and wildlife habitat. Soils are classified as moderately deep to very deep silt loams, silty clay loams and brown loams characteristic of irrigated crop land.
Excellent gravity irrigation water rights sufficient for approximately 36 to 40 acres (3 Shares) are delivered via Middle Valley Ditch Company. (The 2017 ditch assessment is $364.) Approximately 20 acres is currently irrigated through a gated pipe system. The balance of the fields can also be irrigated, but have not had water delivered due to already abundant production from sub-irrigation.
