AREA OVERVIEW:   

Surrounded by mountains on three sides, this is big sky country with a deep history of farming and ranching. Characteristic of the area are the countless springs, creeks, rivers, lakes and reservoirs that add so much diversity.  Millions of acres of national forest, state and BLM lands reaching in all directions are accessible for hunting, hiking, horse-back riding and exploring.  The area supports upland game birds such as pheasant, quail, Hungarian partridge, grouse and chukar partridge as well as strong populations of mule deer, elk and several herds of antelope.


The Weiser River Recreation Trail runs though Midvale less than a half mile from the Wright property and follows the Weiser River for nearly 84 miles providing non-motorized access for horseback riding, hiking and bicycling, fishing, floating and swimming.    

Midvale is a small town with a popular eatery, mercantile, post-office, public library and pool, a K-12 school, all supported by a sense of community and history.  Weiser, the Washington County Seat and Washington County’s primary service center is a thriving town of about 5,000 residents approximately 20 miles south.  Brownlee Dam on the Snake River, approximately 40 miles away, offers incredible scenery and miles of water for fishing and boating.  The popular summer/winter mountain recreation/resort town of McCall, Idaho is about 60 miles north. Boise, the state capital and Boise International Airport are approximately 90 miles from the property via state and interstate highways.

 

THE HOME:  

Built in 1940, the original home has been extensively upgraded and enlarged with a wonderful family room that opens through French doors during summer months to a reunion sized covered exterior deck. Three bedrooms and a full bath are located in the 888 sq. ft. upper level accessed by an open staircase.  One bedroom and a full bath are located on the 1,540 sq. ft. main level along with the family room with wood heating stove, large kitchen, formal dining room, formal living room, formal front entry and back entry porch.  Total square footage of the home including the full basement is approximately 3,452 sq. ft.

The view from the front of the home and covered deck of Cuddy Mountain must certainly have been a requirement when the home was originally built.  It is picture perfect.  

The kitchen has been retrofit with extensive custom oak cabinets. The cook has the option of serving in the informal eating area at one end of the kitchen or in the formal dining area.  The living room is beautiful with its hardwood floors, fireplace with propane insert and exterior door to the covered deck. THE SHOP: 

30’ x 60’ (1800 sq. ft.)  900 sq. ft. of the shop is insulated and walled separately from the other half which is uninsulated and provides excellent storage.  This is an excellent facility located conveniently across a large open drive between the home and shop. Person doors and an automatic overhead door on the shop side and another overhead door on the storage end add convenience and great utility. THE LAND:

The land is comprised of rich, productive farm ground well suited to growing all sorts of fruit and vegetables as well as grass hay and grains.  Soils are classified as moderately deep to very deep silt loams, silty clay loams and brown loams characteristic of irrigated crop land.   

 

THE WATER:

Excellent gravity water rights sufficient to irrigate the approximate 5 acres of hay and pasture ground (.7 Share) are delivered via Lateral D of Middle Valley Ditch Company.   (The 2017 ditch assessment was approximately $90.)  There is also a shallow well that has been used to irrigate the garden.     

CLIMATE:
